Like all condominiums, Heritage Landing maintains rules and regulations regarding the use of the areas collectively owned through the Association. The purpose of the rules and regulations is to maximize the pleasure and use of Heritage Landing for the greatest number of owners. A further benefit of the rules is to maximize the value of the property so that owners can obtain the best price upon the sale of his or her unit.
The rules listed here are either the end result of deliberations by the Board of Directors or are stated in the Master Deed. The Master Deed, copy of which follows the Rules and Regulations, is the governing document insofar as the operation of the property is concerned.
The rules are subject to ongoing review by the Board. Those rules passed by the Board itself can be modified or changed over time by a vote of the majority of the Board. Provisions listed in the Master Deed require a higher level of property owner participation to change and are considered more permanent in nature.
