The unit owner in Heritage is responsible only for the interior of his or her unit unless the unit has been modified from its original construction. Depending on the modification its upkeep may be the responsibility of the unit owner.
In general the exterior, including roofing, siding, foundation, painting, landscaping, driveway and street maintenance is the responsibility of the association along with the guardhouse security services, lakes, club house, pools and tennis court. In return the association charges monthly dues to carry out these responsibilities.
Dues are a function of the square footage of each unit as recorded in the master deed. The current rate is 22 cents per month per square foot. Dues are adjusted annually on April 1 reflecting the budget passed by the board for the fiscal year beginning on that date. |
